Couple of weeks a go, I was doing research in Google, I wasn’t expecting a plot twist.
There it was—my face, my name, and an invitation plastered across Global Real Estate Alliance’s IG feed:
“Join me in Tokyo — May 13–15, 2025.”
Guest Speaker. Panelist. Global Summit.
I blinked. I laughed.
I even checked if they tagged the right “Maria Sabina.”
Spoiler: they did. 😂
And just like that, the universe whispered:
“Sab, welcome to the world stage.”
Stepping Into My First Global Speaking Role
For someone who has spent years in the trenches of international real estate—negotiating, training, building channels, nurturing teams—this was different.
This wasn’t a sales deployment.
This wasn’t a training session.
This wasn’t a client pitch.
This was my first official rodeo as a global speaker and panelist—standing shoulder-to-shoulder with more than 200 real estate leaders from across the world at The Passport: A Global Real Estate Summit.
A summit attended by industry movers.
A gathering of innovators.
A platform for visionaries.
A room full of peers I once admired from afar.
And now, I would be speaking with them.
How It Feels to Be Seen on a Global Stage
GREA’s feature described my journey with words I never would’ve used for myself:
🏆 Billionaire’s Club Hall of Fame
🏆 Fortune 500 Hall of Fame
🏆 President’s Circle of Excellence
🥇 Top 1 International Property Consultant
Those titles come from years of grit, grace, reinvention, and faith.
But reading them framed through someone else’s lens made me pause.
Because behind every award was a story:
A family I helped bring home.
A Filipino abroad who wanted to invest back in the motherland.
A developer who trusted me to build a global market from scratch.
A purpose that kept me grounded no matter how massive the goal.
This feature wasn’t just recognition.
It was a reminder:
“Keep going, Sab. You’re building more than pipelines. You’re building pathways.”
Why Tokyo Matters
Tokyo isn’t just the venue.
It’s symbolic.
Japan is a country rooted in harmony, precision, discipline, and elegance.
Values I’ve carried throughout my work:
✔ Precision in strategy
✔ Elegance in communication
✔ Harmony in connecting markets
✔ Discipline in execution
✔ Purpose in everything I build
Speaking here, at a global summit, felt like a divine alignment — a gentle nod from above saying:
“This is the next chapter. Step into it.”
What I Hope to Bring to the Global Community
My work has always centered on one mission:
To bring Filipino families home.
To create real opportunities beyond borders.
To elevate Filipino excellence on the world stage.
To show that the Philippines is not just a place to love — it’s a place to invest, build, and believe in.
As I join leaders from across the globe, I bring with me:
✨ A voice shaped by diaspora stories
✨ A heart grounded in purpose and malasakit
✨ An eye for sustainable, strategic, future-proof development
✨ An unwavering belief that real estate is not just property — it’s legacy
From Engineering Dreams to Building Legacies
From Chemical Engineer →

This journey has never been linear.
But it has always been purposeful.
Standing on that Tokyo stage, I’m bringing with me:
• my country
• my mentors
• my teams
• my clients
• my faith
• my story
• my “why”
And yes… a little bit of kilig.
(Okay, maybe a lot. 😂)
A Note to Everyone Reading This
This blog isn’t just an announcement.
It’s a chapter marker.
A moment I want to remember.
A milestone that reminds me where I came from.
A stepping stone toward the global impact I’m being called to make.
This is my first global summit as a speaker —
but definitely not the last.
If our paths cross in Tokyo, please say hi.
If you’ve been part of my journey, thank you.
If you’re building dreams too, I’m rooting for you.
Here’s to purpose, passports, and promises.
Here’s to putting the Filipino on the global map — elegantly, proudly, powerfully.
Tokyo will always be special!
We’re just getting started. ✨🇵🇭✈️🇯🇵
